After You Move In Every Eaglewood Home goes through a number of
inspections from City Inspections, Engineer Inspections, and our own
inspections. Every effort is made to build a home that will provide you with
years of enjoyment. Your home is registered with the Texas Residential
Construction Commission as well as with HOME of Texas, our 10 Year Limited
Warranty provider. For your convenience, below is a partial list of phone
numbers which were included with your closing package. Our web site also contains a Warranty Request Form which
you may use instead of the one provided in your closing package. As a
reminder, all Warranty Request, except emergencies, need to be submitted in
writing. Important Phone Numbers ¡ Warranty Request Form Homeowner
Maintenance Tips 1.
Filters for the HVAC. It is important to
change your filters on a regular basis. When you first move in, they should
be changed at the end of the first 30 days and per the manufacturer's
recommendations thereafter. Dirty filters reduce air flow and force your
system to operate longer to achieve the desired comfort level. 2.
HVAC Fan does not work. All homes have a safety
switch close to the furnace. Most of the time they look similar to a light
switch. If someone has been in the attic or the furnace closet, the switch
may have been placed in the “off” position while trying to
operate the light. 3.
Maintaining drainage around
your home. It is important to
maintain the grade that was established when you moved into your home. It was
graded to keep water flowing away from your foundation. When you water your
yard, be sure to water evenly around your home so the soil maintains the same
amount of moisture. This will help prevent uneven movement of the foundation.
After heavy rains, some water may stand for up to 24 hours in your yard but
not next to your foundation. 4.
HVAC fan operation. Your HVAC system is
designed to be energy efficient. When using your Air Conditioning, the fan
stays on approximately 20 seconds after the compressor shuts down to move all
the cooled air out of the ducts. When using your heater, the fan comes on for
approximately 20 seconds prior the pilot light as a safety feature and
remains on approximately 20 seconds after the furnace shuts down to move all
the heated air out of the ducts. 5.
Whistle noise related
to plumbing. All exterior hose
bibs have a back flow preventer on them to prevent contamination of your
drinking water. If the hose bib valve is left partially open it creates a
whistle noise inside the home. 6.
The furnace pilot
light does not stay on. All of our gas fueled furnaces have a
pilot less ignition. It operates on demand and does not stay on after automatic
shut down. 7.
GFCI and ARC fault
circuits. Ground Fault Circuit Interrupter outlets are installed in the
kitchen, bathrooms, two on the exterior, and one in the garage. If a GFCI
outlet does not work, operate the reset button to reset the circuit. ARC fault circuits are installed in each
bedroom. They work similar to the
GFCI, but need to be reset at the breaker box. ARC fault circuits can be tripped when a
light bulb flickers or burns out. 8.
Dishwasher does not
work. All homes have a safety switch in the general vicinity of the
sink. If the switch is in the off position the dishwasher will not operate. 9.
For your convenience. A touch up kit with
interior and exterior paints, touch up brushes, and a tube of caulk is
provided with each home.
